Beijing News (Reporter Yuan Xiuli) On October 13, the latest Beijing land transaction report released by Centaline Real Estate showed that since August, there have been no new residential land supply for more than two months in the Beijing land market. Land supply has fallen for three consecutive quarters, and transaction prices have also fallen for two consecutive quarters.

According to statistics from the Market Research Department of Centaline, in the third quarter of this year (July-September), there were 10 cases of commercial land supply in Beijing, with a supply area of ​​1.3 million square meters, a decrease of 21% month-on-month and a year-on-year decrease of 25%; the transaction price was 20,599. Yuan/sqm, a month-on-month decrease of 31%, and floor prices have fallen for two consecutive quarters, reaching their lowest point in nearly a year.

It is worth noting that overall, in the first three quarters of this year (January-September), the transactional floor price of Beijing's operating land was 28,163 yuan per square meter; the premium rate reached 16%, which was double that of last year.

At the same time, from the perspective of the types of land transactions, in the third quarter, there were 13 transactions of residential land in Beijing, with a transaction area of ​​1.81 million square meters, of which 12 were transactions of unrestricted land, with a transaction area of ​​1.6 million square meters, accounting for 88%. ; 1 plot of communist housing was transacted, with a transaction area of ​​210,000 square meters, accounting for 12%; no plot of restricted-competition housing was transacted, and as of now, the last land of restricted-competitive housing transactions in Beijing this year was the first opening + golden land +Dongba land acquired by Xuhui.

Centaline Real Estate analysts believe that this means that the land currently entering the market may be the last batch of land for competitive housing in various regions. These cost-effective projects will soon leave the market with a high profile.

In addition, the report also shows that in the third quarter, real estate companies in Beijing still mainly acquired land independently, with 10 independent acquisitions of land, with a transaction area of ​​2 million square meters and a transaction volume of 9.8 billion yuan. Yizhuang SDIC acquired the highest land area in the Beijing land market, winning one commercial land of 666,000 square meters; China Hainan acquired the highest land value, winning 3 transactions, with a transaction volume of 18.9 billion yuan, all of which were independently acquired residential land.

From January to September this year, real estate companies acquired 31 land independently and 16 land jointly in Beijing. With the help of five residential land plots, Zhonghai ranked first in the rankings of land transaction area and transaction value, with a transaction area of ​​710,000 square meters and a transaction volume of 24.8 billion yuan.
